Pacific South Overview
Costa Rica's Pacific South, known as the Whale Coast, stretches from Dominical to the Osa Peninsula. This region combines dramatic mountains falling into the ocean, world-class surf beaches, and one of the planet's most biodiverse areas.
Why the Pacific South
Exceptional Natural Beauty
The concentration of nature within a few kilometres is what sets this coast apart: two national parks, waterfalls and whales along the same stretch.
- Marino Ballena National Park: Home to the natural "Whale Tail" formation
- Corcovado National Park: Called "the most biologically intense place on Earth" by National Geographic
- Nauyaca Waterfalls: One of Central America's most impressive waterfalls
- Ocean views: Hillside properties with 180-degree panoramas
Whale Watching
The marine park takes its name from humpback whales that visit each year:
- Northern season: December-April (whales from Alaska)
- Southern season: July-October (whales from Antarctica)
- Costa Rica is one of the few places in the world with two whale seasons
International Community
The international community here is newer than in Guanacaste and less tourist-driven, which shows in the services that exist and the ones that do not.
- Expats from around the world, especially from USA, Canada, and Europe
- Active artistic and entrepreneurial community
- Services adapted to international residents
- International schools available
Climate
The Pacific South has a tropical climate with well-defined seasons:
Dry Season (December-April)
The dry season is high season for rentals and the best time to visit before buying — though it is also when access problems stay hidden.
- Clear skies, temperatures 28-35°C
- Calm sea, excellent for water activities
- Peak tourist season
- Drier vegetation, yellow grasses
Green Season (May-November)
The green season is not constant rain: it falls in the afternoon and mornings are usually clear — but it is when roads and drainage should be checked.
- Rain mainly in afternoons/evenings
- Mornings generally sunny
- Lush vegetation, waterfalls at their peak
- Lower prices, fewer tourists
Tip: Many residents prefer the green season for its natural beauty and tranquility. The rains cool the environment and the landscape is spectacular.
Areas in Detail
The Costa Ballena organises itself north to south, and from the coast up into the hills. Dominical and Uvita hold the services and the tourism, Ojochal has built a reputation for food and a settled expat community, and towards Platanillo and the Osa Peninsula prices fall in exchange for greater isolation.
Dominical
Description
Iconic surf town at the entrance to the Pacific South. Youthful atmosphere, active nightlife, surf schools. Waves can be challenging but there are options for all levels.
Characteristics
Dominical is the traditional entry point to the Costa Ballena and remains the most surf-oriented spot in the area.
- Surf beach with consistent waves
- Variety of restaurants and bars
- Shopping center with basic services
- Properties on hills with spectacular views
- Active surf community
Properties
The range is wide because it covers both town lots and hillside land, where an ocean view multiplies the price.
- Lots: $60,000-$300,000
- Hillside houses: $300,000-$1,200,000
- Ocean view: Significant premium
- Popular investments: Vacation rental houses
Uvita
Description
Commercial and service center of the Whale Coast. Here you'll find banks, supermarkets, clinics, and access to Marino Ballena National Park.
Characteristics
Uvita has become the service hub for the area, and it is where living year-round rather than seasonally makes the most sense.
- Complete services for residents
- Whale Tail beach
- Weekly organic markets
- Established expat community
- Small nearby airport (flights to San Jose)
Properties
It is the most balanced option on this coast: prices below Dominical and Ojochal with better access to services than either.
- Lots: $50,000-$250,000
- Houses: $200,000-$800,000
- Condos: Limited options but growing
- Farms: Available in higher areas
Ojochal
Description
Known as Costa Rica's gastronomic village, Ojochal attracts a sophisticated community from around the world. High-quality restaurants, exclusive atmosphere.
Characteristics
Ojochal stands out for its restaurant scene and a settled expat community, with a notable francophone presence.
- World-class restaurants (25+ options)
- Refined international community
- Luxury properties in the jungle
- Quieter than Dominical/Uvita
- Accessible beaches (Playa Ventanas, Playa Tortuga)
Properties
The highest prices in the area reflect that maturity: here you buy an established community rather than the promise of one.
- Lots: $80,000-$400,000
- Houses: $350,000-$2,000,000+
- Character: Luxury architecture, integration with nature
Platanillo / Tres Rios
Description
Mountain communities with cooler climate, 20-30 minutes from the beach. Ideal for those wanting to escape coastal heat.
Characteristics
Platanillo sits inland and at altitude, which changes the climate entirely: several degrees cooler and without the coastal humidity.
- Temperatures 5-10°C cooler than coast
- Waterfalls and rivers
- Farms and agricultural land
- More accessible prices
- More local community
Properties
It is the cheapest entry in the region, and the discount against the coast pays for the daily drive to the beach.
- Lots: $30,000-$150,000
- Farms: $100,000-$500,000
- Houses: $150,000-$400,000
Osa Peninsula / Puerto Jimenez
Description
Costa Rica's last frontier. Corcovado National Park, abundant wildlife, limited development. For true nature lovers.
Characteristics
The Osa Peninsula is the remotest and most biodiverse part of the country, and buying here is a lifestyle decision before an investment one.
- Unparalleled biodiversity
- Limited services
- Access can be challenging
- Ecotourism and lodges
- Remote and pristine beaches
Properties
Prices are low for what you get, but the isolation limits both services and liquidity when the time comes to sell.
- Lots: $40,000-$200,000
- Farms: $80,000-$400,000
- Ecolodges: Investment opportunities
Real Estate Market and Investment
Costa Rica's South Pacific has been one of the country's strongest areas for appreciation, with the ocean view the single biggest driver of price. For investment, the combination of two whale seasons and a growing international community sustains vacation rental demand through much of the year.
Market State
The Pacific South has experienced consistent growth:
2020-2024 Trends
Appreciation here has been among the highest in the country, driven by improvements to the Costanera highway and growth in tourism.
- Average appreciation of 8-15% annually in premium areas
- New developments and condominiums under construction
- Continuous infrastructure improvement (Costanera highway)
- Greater demand for eco-conscious properties

- Rates: $150-$600/night depending on property

Infrastructure
Infrastructure has improved markedly over the past decade, but water remains the thing to verify property by property.
- Costanera highway in good condition
- Reliable electricity
- Expanding fiber optic internet
- Water may require well in some areas
